Tenant Representation

A tenant representative is a licensed real estate broker that represents the tenant's interests, not the landlords, in the lease transaction process. As your tenant representative, Quest Commercial Realty will provide the tools and knowledge to capitalize on current trends and market conditions.  We will simplify the process and help you make the best decision for your business.

Tenant Representation Process

  • Current Situation Analysis – As your tenant rep, Quest Commercial Realty will work with you to identify and understand your goals, strengths, challenges, opportunities, and areas of improvement to enhance the success of achieving these goals.
     
  • Strategic Planning- is an organization's process of defining its strategy, or direction, and making decisions on allocating its resources to pursue this strategy, including its capital and people. Various business analysis techniques can be used in strategic planning, including SWOT analysis (Strengths, Weaknesses, Opportunities, and Threats.
     
  • Market Analysis- A detailed analysis of your target area will include the following reports, enabling you to identify the best location for your business through knowledge and not luck of the draw

  • Request Proposals- A good tenant rep can launch a successful bidding war and prevent you from being a “captive audience” to one developer. Even if there is one property that you and your representative agree is the best, creating competition will optimize your negotiating position. The result can be concessions and incentives that exceed the norm in the marketplace, such as free rent for several months or an allowance for tenant improvements (TI).
  • Negotiation- As your tenant advocate, we at Quest Commercial Realty will ensure that your business interests are protected when negotiating with the property owners and owner's agents. We will negotiate the terms of your lease, including factors such as duration, size, signage, Tenant Improvement Allowance, and more. 
     
  • Lease Preparation/Review- The lease you are about to sign is the most important and enduring legal document most people will sign in their lives. These leases are written by the landlord’s attorneys for the protection of the landlords and can sometimes be 80 pages long. As your tenant representative, Quest will work with your attorney to review the lease and amend the document on your behalf.
